ORS Infra – Royal Residency

Hi All,

I hope that all of you are looking for an update about Royal Residency Faridabad. Either you have invested already or you want to invest in the Royal Residency of ORS Infra – Sec 89 Faridabad. 

Let me tell you guys that I am an investor like you in the same Property and own a 3 BHK Flat. 

So, the purpose of this Blog is to update you about the latest Progress of Building construction, Upcoming highways, Road construction across the sectors, Delhi to Sec -89 Road, Road construction Neharpar, Delhi Metro Station in Fraidabad and all the other latest upcoming avenues.

Company Information :

The company is coming up with a World Class Group Housing Project in Sector – 89,Faridabad.The company is also planning to develop farm houses with modern amenities and a integrated township in Bhiwadi,which will be one of the finest choices among NCRs.The company has a vision to build a World Class Real Estate Development Company.

    This is really a good place where we can share any updated related to this project. I sent an request for membership of above mentioned group on yahoo. As per my knowledge, they are suppose to complate their sample flat upto May, 09. I don;t think that these people has start construction of sample flat. This sunday i am going to visit the site and will give yo the updates.

    My flat number is A1-503. Last sunday I visited the site and I found that these guys has started the production at full swing. I hope that sample flat should be ready by May-09.

    I spoke to my lawyer for home loans regarding the 2nd installments.

    Now here are the items required to process the loan amount.

    1. Copy of your agreement with builder
    2. Index II extract of your agreement with builder
    3. Property register card of the land under construction
    4. Copy of residential use permission for the land
    5. Search and title report of the land under construction
    6. Copies of documents mentioned in the search and title report
    7. Development agreement between owner of land and the developer (if different)
    8. Copy of order under Urban Land Ceiling act (if applicable)
    9. Copy of building plans sanctioned by competent authority
    10. Building permission / Building commencement certificate
    11. Building completion certificate (if available)
    12. Latest receipts of taxes paid by the builder
    13. Partnership deed or Memoranda mod Association of the builder’s firm

    Can you please provide me how and when can talk on the items mentioned above.

    which bank you are persuing for home loan.I would advice you to go in for home loan from lic housing finance as the project is already approved from them and it will be easier to get home loan from lic

    Great to catch up with the neigbours , world is really small and the digital age for sure breaks all barriers.

    I am Arvind working with Yahoo and have purchased a 3BHK flat number – A1 – 703.

    Like all stake holders I am eagerly awaiting to see the sample flat , May end is mentioned by in the thread above as the potential date but i think it is taking some more time. If any one has an update on the same please update the community.

    All of us are waiting from a long time to see the sample flat. ORS guys has promised to complete their sample flat by May 09 (date given by Mr. Vipin himself in above forum).

    Till now i don’t see any information of sample flat from these guys. I think now its time to get together at site and ask ORS about the real position.

    I know a few guys who has booked their flat in ORS Royal Residency and all of them are interested in coming and discussed their all concerns.

    Let me know if any of you guys are also interested to be a part of this gathering.

  22. I visited the site on 9th June’09 and the construction is going on. However, I do not see that going with full swing and I have reservation whether they would be able to complete it on time.

    My main concern is the connectivity. When the highway or concerned authority is going to start road structure?

    I came to know that in last month (june) LICHF has decreased rate of interest by .5%. Do you have any information related to the same? Did any guy got any information from the LICHFL?

    I don;t know from when it will get implemented and we will be cover under that plan or not.

    Probably I am afraid of sharing my name.

    But am one of the victim of ORS Infrastructure.

    Guys these people have constructed only 3 floors in last 1 year if you see and I do not see any hope even after 2013 as Abhishek mentioned.

    Aur waise bhi 2015 se pehle wahan kuch nahi hone wala hai.

    @Dabra, I do not see good news. You can see the quality once this flat will be ready.

    There are many builders who are making same kinda flats in sec 89, 88 and 86 at almost half of the price with same quality.

    Also, if they are ready with flats by 2013, there are less chances that HUDA will provide water supply before 2015.

    I wish all d best coz My money is gone and I want you ppl to circulate this message to all of the folks who are looking for cheap home with such builders.

    These remarks just make all of us uneasy , lets all connect on these issuus with the ORS team and take a concrete plan. I myself have been awaiting a sample flat since 2008 which doesent seem to be in site too.

    I would requesr all of you to please fix a date ( Say 7th of March- Sunday at 3 Pm at the Royal Residency site to check the real progress and mutually approach ORS for a realistic deadline.

    Please confirm for the same by mailing me on arvindm1981@gmail.com and i shall comple a list and mark a CC to all interested individuals to finalize this. Once the meeting is done we should also make the minutes of the same and circulate to follow up and give base to future communications.

    Also a big thanks to the active moderaters and individuals who have been actively involved with the updates on the project.

      Even I will call personally some people (whom I know) have invested their money in ORS projects.

      What I believe is that ORS people are not too bad but its the basic immunities provided by HUDA which is getting delayed. And that is what ORS people is making as reason of their latency. But yes, if ORS people knew in advance that what is happeing, they didn’t pass this information to us.

    I am sure everybody is looking for updates of the meeting held on 7th March. So here are the updates of the meeting.

    A few members from us were gathered on given time (I would like to thank them to be on time and looking for same support in future) and had a detailed look on the constructions. Here is the status of construction work

    Block A1 and A2 built up to 5th floor however block A3 has been developed up to 3rd floor only.
    Block B1, B2 were developed up to 4th floor
    Block C1 – just basement built and C2 is no where till now.

    We had a discussion about a few things in building with the engineer Mr. Bedi and he has answered them very well. These questions were related to the beams which were coming inside the rooms and which are noticeable in ceiling as well as seems to be wastage in Almira space. Well I am not the right person to judge it because I don’t have architect kind of expertise.

    After have a discussion with Mr. Bedi, we had some concerns which we need to get clarified from ORS builder. So we decided to collect all such kind of questions from everybody and present it to ORS builder. We are planning to submit those questions on 20th of March. Once we will receive the answers from them (in written), we will take our next step.

    Here is another updates from my side.

    Till now I received three/four new people who asked me to grant the permission for the question list.

    We were suppose to meet ORS people on 20th March but (sadly) no body replied me to say that he wants to come with me.

    I want to make you understand one thing very clearly, that this effort should be jointly. Not one person show. So I urge you to nominate your self to join me for some future date (may be 3rd of April).

    Another update, I was just going through the discussion forums of some other builder and the investors of those projects were also trying to meet their builder in coming weeks. I have collected some questions from their forum which we can include in our question list as well.

    1) Get the details of fittings in written from ORS: We as buyers have the right to know what we are getting for the money we paid.This information is required for us to decide what additional upgrades we can purchase from the builder.

    2) Confirmation on responsibility of ORS group for two years after possession [List of services that they will provide. like security, maintenance, repairs, day to day tasks etc. Generally they take the ownership of the maintenance deposit and use the interest on the same for all these things. Plus they will ask for a per month maintenance money from each owner]

    We had a meeting with ORS (Vipin) last Saturday (3rd April, 2010). And here are the details of that discussion

    Participants: Arvind Mathur, Manish Gupta, Abhishek, Vipin (ORS)

    We have given the list of questions to Vipin and Vipin said that he would like to answer those questions in written by 10th April. He will send the answer to Manish in email and Manish will circulate those answers to everybody. We suggested him to post all answers on the blog itself but he denied this option.

    I would like to give you the highlights of discussion here as well.

    Details:

    1) We first of all had discussion on the basic immunities provided by Huda. Vipin is still saying that these immunities will be ready by March 2010, and same is the target date ORS is considering for possession. Regarding the RTI of Huda, Vipin said that they have given the dates with sufficient buffer time that’s why it seems to be a long time; otherwise they will complete it by March 2011 only. Although we told him that in spite of buffer time, their first milestone which is possession of land (which supposes to be completed by March 2010 as per RTI) is already delayed. Vipin says that you should wait for another month and he will have something to show in this area.

    2) Date of sample flat – As usual Vipin is saying next month it will be ready. But he would like to revisit his plans and will answer this question on 10th April. We clearly told him that this time whatever date he will give, the sample flat should include each and every internal accessories which they are suppose to provide. Nothing should be pending.

    3) Vipin disclose the fact that they haven’t sell out even a single flat in some of the blocks and they are planning to see them at premium prices once the infrastructure will be in place. The number of these blocks is

    A3, B3, C1, C2

    Dear friends, please note that they have total 8 blocks in the society and half of them are not planned for sale. I am not sure what is the status of other blocks like A1, A2, B1, B2. Only ORS knows that they are sold completely or not.

    4) Another question was that why the C blocks are not yet started for construction. Vipin said that they are planning to start those blocks from pre monsoon session. And they will build those block at full speed (I believe rocket speed 🙂 ) and in march 2011, when they will give the possession of other flats, the interior work will be executed in these blocks. What a plan, amazing.

    5) Vipin also clarified that they are not taking care of any request of modification as per suggested by users for their flat. If they consider so, it will result in further delay. Moreover it will cost ORS a little bit more.

    6) Vipin also indicates that in this year they may offer buyers the option of buy back which is absolutely rubbish.

    Now we are waiting for the answers from Vipin. I hope they will give some realistic and feasible answers.

    Here I am posting the another RTI whcih came for FNG express.

    Today, one of my friends got RTI responses from NHAI with regards to Eastern Peripheral Expressway whose one portion is known as FNG expressway whose publicity Builders do when selling flats in Faridabad, NOIDA and Ghaziabad. Shockingly, work of expressway has not yet started and there is no expected date of completion. Surprisingly, width of this ‘expressway’ will be only 27.5 M

    Q.1 What is the current status in terms of how’ many percent it is completed and areas it has covered?

    Ans- The EPE is in bidding process. The current status in terms of percentage of completion is Nil. The EPE begins at KM 36.083 of NH-1 in Distt. Sonepat (Haryana) and passes through Distt. Baghpat, Ghaziabad, Noida, Faridabad and ends in Palwal at KM 64.330 of NH-2

    Ans- The work is yet to be awarded therefore it is not possible to indicate the expected date of completion

    Ans- The project is delayed due to re-bidding. Earlier NHAI receive bids on 23-12-2008 and a single bid was received. The Ministry did not allow to open single bid and directed NHAI for fresh bidding after reassessment of engineering. Now, last date of receipt of RFP document is 31-03-2010

    4. What will be the width of the roads in this expressway? How many lanes will be there on each side?

    Ans – The width of the road will be 27.5 m with 3 lanes on each side.

    We had a meeting with the ORS team on 25th April but couldent update the community due a tight schedule at my end.

    A quick snapshot of whats in store.

    1. As per the ORS team are we should get the posession by second half of Next year. The delay is only due to the slow development of infrastructure by HUDA which should get paced up into the next 3 months.

    2. The sample flat should be completely ready by June 2010 end as indicated. The plastering work is almost finished and the floor and tile work will soon commence. We can follow up for weekly updates on its progress.

    3.The layout of the club is changed from the original plans and the Architect has to submit alternate plans to ORS.

    4. Last sunday of Every Month has been agreed upon as the day where we will meet the ORS team to map progress on the project and this is a very healthy development for the stakeholders of the project and we urge active participation from all of you.

    5. With Regards to the recent service tax implication , it was discussed that any tax liability arising out of it will be on the buyer and not ORS ; however its actual implication is still contested on projects bought earlier than this release and the base amount on which this tax has to be paid.

    What seems positive is that the ORS is updated and actively involved on the developments happening around the project , they are engaging with HUDA authorities and trying to build pressure to go ahead on the infrastructure bit.
    Our suggestions have been incorporated to make arrangements for a washing machine point in one of the balconies. This was suggested in our earlier meetings.

    I visited the site on Thursday (13th May’10).
    6th floor construction is going on for A1 & A2 tower and 3rd floor construction is going on for A3 tower.

    I met Mr.Vipin & Mr.Rajendra Gupta (R in ORS). They told us that the construction should be completed by March’11.

    However, the road work has not been started yet. They told us that it should start by next month.

      But at this point of time our main focus is on the sample flat.

      • Also another thing here, LAND AQUISITION has not yet started since there was some issues raised by land owners.
        Road work can not start until this issue is completely resolved and even after that it is expected to take significant time to start since it is a government owned exercise. I am not sure how Vipin has told you that this would start next month.
        Would you like to double check with him on this and let us all know here.

        I had a discussion with Krishan on 23rd May. During our discussion, i asked him about the status of Sample flat and he was saying that ORS people are planning to start the floor work by 14th May. Which means that the floor work has not been started up to 13th May.

        As per Arvind’s last meeting with ORS people, it was decided that we should have a meeting with them at least once in a month. I believe time has come to have a meeting with ORS.

        I request you to nominate yoursel for a agreed date and let’s discuss the development made in this month.

  68. I just got to know that HUDA has issued a fresh RTI response on 4th June’10 which states that the EDC work in Neharpar area is extended till Nov’17 instead of earlier Sep’13. If this true then its really too shocking dontknow what to do now…

    Also I would like to give you guys some updates on the sample flat.
    With the current pace of the work, there is no way we can see the sample flat ready within next 6 months. Even if they try to speed up their work right from today, it can not be ready before 3 months. I am not sure how we have been committed a June end date. 😦

    Another observation was the poor quality of the flooring. The tiles are not in proper level and you can easily feel the same by touching them.

    Why you have not disclosed the latest RTI information till now? from past 3 months i am seeing your same reply that you will be posting it shortly.

    Reply: The reply received earlier was incomplete and required more details from local office and we found contradictions in media claims and RTI response and we waited for the next response. It takes around 45 days for every new response. and the latest response which talks about 2017 time line creates contradiction between faridabad and chandigarh office. so it is important to have a clear understanding before putting everything in public domain and spreading panic and confusion. internally we are working on it but at the same time it is our responsibility to check and scan everything thoroughly. publishing a response would add to panic unless throughly verified. instead of raising questions on credibility, why dont you spare some time and work with us in trying to get a clear understanding of the matter and then you would understand. it is very easy to demand for things

    The award for land acquisition would be declared on 27th August, 2010 in 2 phases at Sector 12 Huda Office, Faridabad. Half of the villages(Baselwa, Mawayi, Palwali, Tikawali, Riwazpur, Badshahpur, Faridabad, Budhena, Faizpur, Faridpur and Neemka) will be covered in the first phase at 11:00 AM and rest of the vilages(Bhatola, Baddoli, Khediklaan, Khedikhurd, Bhupani, Wazirpur, Prahlaadpur and Mirzapur) will be covered at 3:00 PM. All land owners have been requested to be present during this time.
    The award declaration activity will be carried out by Huda Officer Arvind Singh Malhaan.

    Farmers boycotted the award ceremony and have decided to go on hunger strike starting today -Aug, 30th 2010. They will continue their strike for next 19-20 days.

    This seems to be an un-ending issue and expected to go in a deadlock situation.

    Haryana Govt. is already very slow in nature and a concern like this will make the whole process to stop and we (the Users) will be the ultimate sufferers 😦

    I am not happy to see this article however I feel that all these strikes and protest are driven by some local leaders.

    I completely agree that we can not hope for the possession of our apartments until/unless this issue get resolved.

    I think ORS can not do anything to solve this issue. All what they can do is just wait and watch. Once this issue get resolved then only they can commit anything. I can understand their problem that when even they don;t know when this will be resolved, they can not commit any date or any internal accessories.

    I suggest that ORS should atleast complete their plans and be ready for action as soon as some news comes from the HUDA.

    Lets keep an eye on faridabad news.

  86. I think you are right Manish. But the main fear is that the things should not get more delayed because of this issue.
    FYI- An year back (24th Sep 2009) there was a similar award ceremony event organised by HUDA for distributing the award money of Rs. 16 lakh to each Farmer but that was boycotted. HUDA took a complete year to come back with the revised award amount this year which is around 60 lakh. This was again boycotted on 27th August 2010.
    Now not sure how long it will take for them to settle down since we dont see any rigid thing happening from HUDA or Govt. side as of today. 😦

    • They are talking about the existing sectors only. It seems that the sectors mentioned in the above news are majorly commercial ones and government is not facing big issues in acquiring them. But the major concerns are with the other residential sectors like ours.

      Also just to let you know that the farmer’s strike has ended yesterday after 32 days. DC-Mr. Parveen Kumar has assured them to take uptheir issues and demands to Govt. and would revert back in one month. Farmers are going to organise a rally on 2nd October in this context. This news has been captured from Today’s Dainik Bhaskar (Dated – October 01, 2010).

    Here is another updates, I get a chance to visit the site on 16 Oct 2010. I didn;t click any photo but here are the updates

    1) Tower A1, A2 has been build upto 8th floor
    2) I am not sure why tower A3 is still build upto 3rd floor only
    3) Tower B1 and B2 are upto 6th floor.
    4) I am happy to see that Tower A5 has been build upto 2nd floor. But not happy to see that Tower A4 is no where till now.
    5) The most attractive Piece – Sample Flat – The tiles has been stup on floors and in toilets (master bedroom is exception) . Doors has been setup for balconies in Rooms, kitchen and living room. Almira are almost setup (I am not sure how we will open them in daily routine, there is no handle to open them. May be ORS will provide some handles). No porgress in kitchen. The biggest worry is that doors setup in baconies don’t have lockes (with keys) they are simple locks which can be easily opened from inside. In master bedroom they have provided sliding door. Not sure why this is not same for all the doors.
    6) Roads are in same position because HUDA is still struggling with farmers for land.
    7) Work is going on in very slow speed as I could see only 20 people (labour) working on the site.

    I would be extremely happy in case the flats would ready on todays dates as promised but lets hope that HUDA will resolve the issues and then we can expect some awesome construction speed from ORS as well.

  95. Latest News on Greater Faridabad

    1.Farmers have stopped their agitation related to land acquisition for Neharpar area( except for IMT sectors where the dharna is still going on)

    2. Only few farmers have come to pick up the offered compensation.

    3.Only 60% of bypass road is complete.(Estimated DoC is Dec 2010). On time completion is highly unlikely as HUDA is yet to remove residential and commercial encroachments and going very soft on these.

    4.There is no news of Faridabad connectivity to the Noida-Ghaziabad road (FNG), whose development is going at full swing in UP.

    5.Eastern Peripheral Expressway
    a) NHAI has acquired 92% of total land required
    b) Fresh Detailed Project Report is being prepared.
    c) Rebidding will be done.

    6.Metro construction work is going to start very soon to take Metro to end of Faridabad (YMCA chowk) from Badarpur. This has probably no direct impact on our area of concern as of now.

    7. The last heard excuse of HUDA and Mr Hooda for missing Neharpar development was inavailability of labour due to CWG preparations.Now since CWG is over, we are yet to hear any new excuses.

    8.Since MLA representing Neharpar area is from BJP, they will always try to ‘use’ farmers sentiments to create trouble for Congress Hooda.

    I think the day is not far when we will hear a news that HUDA officials have made a big SCAM related to the compensation amount of the Farmer’s in NeharPar Area.
    Seems like they have eaten up all money and now to delay the entire process, they are declaring that files are missing.
    I believe that its the time when all NeharPar Builders/Developers/Investors and the end users should unite together for a big protest against HUDA. If this doesn’t happen soon, we might need to sit for many more years waiting for our Dream Homes 😦

    Inordinate delays in land acquisition for infrastructure development has investors in Greater Faridabad a worried lot. A large number of such investors have now formed a body -Greater Faridabad Welfare Association -to take up the issue.
    After having raised the matter with local authorities, the investors have decided to aggressively take up the matter with state authorities, including Haryana chief minister Bhupinder Singh Hooda.
    “We met officers of Haryana Urban Development Authority (HUDA) in Faridabad, enquiring about reasons for the inordinate delay in infrastructure development but the response was not satisfactory,“ said Jayanta, who heads the association. “There are no roads, no electricity and no sewage lines,“ said Dheeraj Jain, another member of the association.
    HUDA had created new sectors and issued licenses to private developers in the area a few years ago. But non-acquisition of land had hampered development in the area.
    While people from 19 villages were initially against the government’s decision to acquire their land, the issue had been resolved with farmers claiming compensation.
    “We have disbursed about R300 crore among 50% of the villagers,“ said Arvind Malhan, estate officer, HUDA, Faridabad.
    “The rest will be disbursed within a fortnight. Once that is done, developmental activity in Greater Faridabad will follow.“
